Cimarron and D'Arcy Ranch are full of 2005 to 2015 builder homes with consistent floor plans and builder-grade finishes. The most-requested renovation in these neighbourhoods is a kitchen upgrade with the original layout retained (new cabinetry, counters, backsplash, lighting, and appliances) combined with a basement development to add a bedroom, bathroom, and rec room. Air Ranch and Wedderburn
The newer southwest Okotoks communities are typically still in their first-owner phase, but minor upgrades and basement developments are increasingly common. Basement layouts here are particularly well-suited to the build because most homes were sold with the basement still unfinished.
Okotoks-Specific Renovation Considerations
The Town of Okotoks permit process is generally faster and more direct than the City of Calgary's. Building permits for basement developments and typical interior renovations turn around in 2 to 4 weeks. Permit fees are slightly different but in the same ballpark. Inspections are scheduled through the Town's office and inspectors are generally accessible, which is helpful when small clarifications come up mid-project.
Several Okotoks subdivisions have HOA-style architectural review committees that approve exterior changes (siding, windows, decks, fences, paint colours). Crystal Shores, Drake Landing, and Air Ranch all have varying levels of architectural review. If your project includes exterior changes, we factor the review process into the schedule from the start.
